How we help

Eight ways into your first home, sooner.

Health workers get paid in ways a standard bank calculator doesn't handle well. We know which lenders read it properly, and which schemes fit.

01

5% Deposit Scheme

Buy with 5% down and no Lenders Mortgage Insurance. No income caps. Property price caps apply. Accessed through participating lenders.

02

Family guarantee

A parent's home equity stands in for the deposit, so you could buy with little or no deposit and no LMI.

03

LMI waivers for health professionals

Some lenders waive LMI for eligible health professionals with a smaller deposit. Which roles qualify varies by lender, so we check yours.

04

Overtime & penalties

Shifts, penalties, allowances and overtime are real income. Some lenders count far more of it than others.

05

New grad contracts

Some lenders want you through probation first. Others will assess a new health-sector contract much sooner.

06

On an ABN

Locum, contractor or newly self-employed? Plenty of lenders want two years of returns. Some will assess one.

07

A HELP balance

HELP repayments still reduce borrowing power, and lenders treat them differently. We find the ones that fit.

08

Help to Buy & super saver

Shared equity with as little as 2% down, or FHSS savings released from super. Eligibility criteria apply.

No stamp duty on a new first home in SA. Plus a $15,000 grant.

Eligible first home buyers in South Australia pay no stamp duty on a new home, or on vacant land to build one, with no value cap. Buying or building new can also attract the $15,000 First Home Owner Grant. Paired with a 5% deposit, building new in Adelaide can need far less cash up front than you'd expect.

Applies to eligible new homes and vacant land in SA; established homes don't qualify. Grant and duty relief are separate applications with their own criteria. Confirm with RevenueSA and your conveyancer.

Common questions
Do I need a 20% deposit?

Not always. Through the 5% Deposit Scheme, eligible first home buyers can buy with a 5% deposit and no LMI, with property price caps. A family guarantee or an LMI waiver for eligible health professionals can also reduce what you need. Which route fits depends on your situation.

Will lenders count my overtime and penalties?

Many will count some of it. How much, and how much history they want to see, varies a lot between lenders. That difference alone can change what you can borrow, which is why we compare.

I've just started my grad year. Is it too early?

Not necessarily. Some lenders will assess a new health-sector contract before probation ends. Others want to see more payslips first. We can tell you where you stand.

Does my HELP debt stop me buying?

No, but the compulsory repayments reduce your borrowing power, and lenders treat HELP differently. We factor it in when comparing lenders.

Do you give advice on the First Home Super Saver Scheme?

No. FHSS is a super and tax matter, so talk to your accountant or a licensed financial adviser. We arrange the home loan and are happy to work alongside them.
